Full and perfect property for a share equal to the entire apartment for residential use located on the first floor of the largest building located in Via Narni, consisting of an entrance hallway accessed from the stairwell, two hallways, a bathroom, two storage rooms, two rooms for private study, a living room, a kitchen with fireplace, a room obtained by merging a bedroom with a storage room by removing a partition, for a total floor area of approximately 130.94 sqm, in addition to an open balcony of 10.00 sqm and a closed veranda of 5.40 sqm; to complete the property there is a cellar room of approximately 7.50 sqm located on the ground floor. The apartment in question has recently been used as an office, and in particular as the former legal headquarters of the bankrupt (with typical office furnishings), while maintaining the residential urban and cadastral destination. There are also building abuses and cadastral inconsistencies detailed in the report prepared by the C.T.U. Geom Luciano Cianchetta, the regularization or demolition costs of which have been taken into account in determining the base auction price. It is also noted that Geom. Luciano Cianchetta has already been commissioned, after the adjudication of the property but before its transfer, to finalize the cadastral regularization process for compliance with the floor plan in accordance with Law no. 52/1985, with costs and expenses amounting to approximately €600.00 plus VAT if applicable, to be borne by the successful bidder. It is further noted that on the northwest side on the ground floor there is a courtyard adjacent to the cellar rooms, closed by perimeter walls, belonging to another company, not affected by the procedure and the sale, with the only access through the stairwell and the aforementioned cellar rooms, which are currently subject to a right of way in favor of this courtyard. It is also specified that the sale includes some movable assets present inside the property (of very little value and duly described in the technical reports on file). The transfer of the real estate property and the movable assets stored there, once full payment of the price and the required tax and cadastral charges have been made, will take place after authorization from the G.D. by a notarial deed drafted by Notary Paolo Cirilli of Terni, with costs also to be borne by the successful bidder.
